COMMUNITY BUSINESS MANAGER I (Manages 1-2 Employees, 150 units or less)

SUMMARY:

The Community Business Manager directs and performs the operations of the site to meet and exceed company expectations as outlined in the annual operating and majors budget, through leading, training and developing his/her team.

PRIMARY RESPONSIBILITIES:

  • Oversees the operations of the community to ensure performance at or above annual budget
  • Conducts monthly operations audit to include administration and reporting functions as well as resident services through utilizing the Investment Success Strategy Tool
  • Develops strategies and executes action plans to maximize profitability and minimize loss in operations
  • Delegates and follows up on action plans through utilizing weekly Trends! Meetings
  • Exhibits Role Model behavior in customer service and professionalism
  • Coordinates resources in compliance with policies, budget and laws
  • Oversees administrative and reporting functions
  • Meets and exceeds weekly property leasing goals for self and team
  • Develops team to ensure Mystery Shop scores are above average
  • Assists in the preparation of the annual budget
  • Assists in the preparation of the annual marketing plan and quarterly market strategies
  • Adheres to the letter and spirit of Fair Housing laws
  • Partners with Human Resources in the recruitment and retention of quality employees
  • Drives the growth and development of the team through effective coaching and counseling techniques
  • Completes tasks or projects as assigned by the Regional Portfolio Manager
QUALIFICATIONS:
  • Effective oral and written communication skills
  • Strong leadership skills
  • Intermediate computer skills in MS Word and Excel, Outlook
  • Experience with Industry Software such as Onesite, AMSI, or Rent Roll
EDUCATION AND/OR TRAINING:
  • High school diploma, GED or equivalent
  • For 151+ unit property - Some College or at least three years of solid property management experience as a Property Manager
  • For less than 150 units - Minimum six months of industry experience
