LEASING AND MARKETING DIRECTOR
REPORTS TO: COMMUNITY BUSINESS MANAGER

SUMMARY:
Under the direction of the Community Business Manager, this position is accountable for driving the leasing and marketing efforts of the community.
PRIMARY RESPONSIBILITIES:
- Leads the Leasing Team to meet and exceed weekly leasing goals and company standard closing ratios on a consistent basis
- Sets and supports leasing and Investment Success Strategy goals.
- Ensures self and leasing team provides excellent customer service to internal and external customers, including prospects, residents and vendors
- Presents the community to prospective residents through role model on site and phone presentations.
- Leads the development and execution of both the annual and trimester Marketing Plans
- Directs the lease administration process to ensure accurate completion of application and lease procedures per policy
- Ensures approved online and print advertisements are in place to provide prospective customers with the most current, relevant information about the community
- Partners with the Community Business Manager in the recruitment, development, and retention of quality employees
- Evaluates market survey and makes pricing recommendations
- Develops the Leasing Team through formal and on the job training and feedback
- Adheres to the letter and spirit of Fair Housing laws
- Writes service requests as needed for residents
- Completes assigned tasks and projects as directed by the Community Business Manager
- Hosts competitor Round Tables to develop community partnership and support
- Knowledgeable in assisting to maintain a marketing administration budget.
QUALIFICATIONS:
- Proven customer service and sales skills
- Receives outstanding Mystery Shop scores
- Advanced Computer skills (including internet)
- Knowledge of industry specific software
- Effective communicator with good problem solving and conflict resolution skills
- Demonstrates strong leadership, analytical and service skills
- Team player
- Polished, professional image
EDUCATION AND/OR TRAINING:
- High school diploma, GED or equivalent. Some College preferred.
- Minimum three years of industry experience
